Welcome to the Dallas Palace! We are thrilled to welcome you and hope that you enjoy your stay in our Insta-paradise!

Please take a moment to read our House Rules before booking to ensure your stay is fabulous.

Check-in time is 4PM and check-out is at 11AM on the last day of your stay. We require a late checkout fee of $100 for any guests still on the property after this time on check-out day. If a guest is still on the property after 1pm on checkout day, you will be charged the full market price for the next day and are still required to leave the property (not stay). These checkout guidelines are necessary to help ensure we have enough time to prepare Dallas Palace for its next guests.

Check-out: Please place the garage door remote in the kitchen and ensure all windows and doors are locked upon your exit. The front door will automatically lock when you close the door - please just ensure it is locked.

Please keep any dirty dishes in the sink. Double check that you have all of your belongings. Our cleaning crew will take care of the rest! Thank you for staying with us and we hope we've earned your 5-star review!

Quiet hours: Dallas Palace is located in a neighborhood - we have wonderful neighbors on both sides with young children. There is also a back house on the property that is rented to a long term tenant. Please minimize noise after 10pm on weekdays and 11pm on weekends. If any neighbors report excessive noise, we will reach out to you. Please note that in extreme situations, your rental agreement could be terminated and you could be asked to leave the property.

Pets: Pets are not permitted in the Dallas Palace at any time. If evidence of pets on the property is found, the booking guest is subject to all fees incurred to address the presence of pets on the property.

Parties/Events: We love parties and events - however, they must be approved in advance to be permitted. Please let us know about your party or event as you are booking your reservation.

Parking: We have a long driveway that has space for about 4 cars, one parked behind the other. There is also plenty of street parking available at all times. All parking is free. If a guest needs to park on the street, please ensure you do not block access to neighboring properties. Dallas Palace is not responsible for damages to vehicles.

Owner's closet: There is a large cabinet to the left of the fridge that is locked - please do not attempt to open it. It houses all of our cleaning supplies.

Dallas Palace is a two bedroom home designed to accommodate 6 adults. Any additional overnight visitors will need to be approved in advance and may be subject to additional fees as set out in our rates. No more than 12 individuals can be on the property at any time unless approved. It is the responsibility of the renter to ensure that any visitor to the house complies with the House Rules.

We love photo shoots! Please contact us separately for inquiries related to professional photo shoots and we would be thrilled to work through the details with you.

We understand that accidents can happen and kindly request that you report any accidental breakages or damages to our team before checking out. If the damage to the property or its contents is not covered by our insurance, or exceeds the security deposit, the cost to repair or replace will be billed to the booking guest.

Dallas Palace is a non-smoking rental. Please do not smoke on the premises. There will be an additional cleaning fee of $1250 charged to the booking guest for any evidence of smoking in the home.

Laundry: There is a shared washer and dryer located in the garage. Please clean the lint trap before/after every use of the dryer to prevent a potential fire hazard.

No glitter or confetti is allowed at the Dallas Palace - we are charged additional cleaning fees for this and don't want to pass this cost on to our amazing guests!

Our guests pay a minimal cleaning fee per stay which covers a normal amount of cleaning. We ask that you treat Dallas Palace like you would treat your own home or a family member's home Please do not leave excess trash, food in the oven or spills on the floors. We will receive an upcharge from the cleaning crew for excessive cleaning and that fee will be passed onto the guests.

Failure to follow the house rules is a breach of the terms and conditions of your reservation. If you have a question or if any of the House Rules are unclear, please contact us. We reserve the right to evict any guest or visitor who fails to adhere to our House Rules.
